14 Feb 2023 - A group of Lake View Park residents have distributed the following to their association members and we are sharing it here upon request:

Residents of Sherwood Heights and Lake View Park will suffer the greatest impacts from this development. The talking points below pertain to some of these impacts. Please call or write the Town of Woodfin and City of Asheville to voice your concerns.

Email the City of Asheville and let them know how this project is affecting their constituents and the northern part of town. Woodfin receives the tax benefits of this development but none of the hardships which will belong to Asheville.

Community Impacts:

Traffic safety:

· Experts indicate hundreds of more vehicles per day would be traveling on our quiet neighborhood roads. Merrimon would be impacted as well.

· many vehicles/trucks are too large to safely traverse the many narrow, winding roads to the development site.

· more traffic will lead to more accidents, decrease pedestrian safety, and add more wear and tear on the roads.

Environmental damages:

· the steep slope of the proposed site poses a serious landslide hazard to residents living down hill.

Quality of life:

· the neighborhoods of Lake View Park and Sherwood Heights are peaceful and quiet. This will change as these neighborhood roads provide the only access to the proposed development.

· proposed Short Term Rental designation (large, multi-story hotel sized building 110 units) would change the quality of life completely.

Economic impacts:

· Beaver Lake is maintained by the residents of Lake View Park who will likely have to pay for increased dredging and dam maintenance due to runoff from this development.

· Asheville would absorb road and other service-related costs associated without any tax benefit
